Erection of roof and first floor rear extension creating one additional flat
XTid got planning permission granted for the design of the internal remodel, a roof and a first floor rear extension of a block of flats, located in the Borough of Merton.
The existing building is a mid-terrace property of 4 Flats. XTid’s design has achieved an aditional 2 bedroom flat on the top floor which comprises of a spacious living room and balcony. The remaning flats were rearranged to improve their existing layouts and provide an aesthetically pleasing and comfortable enviroment for living.
The proposal matches neighbour façade balancing the elevation of the main road.
Additionally, the client has also entrusted XTid Associates with the production of Technical Design including structural calculations and M&E services.
End Terrace Side and Gable extension and First Floor Dormers
XTid Associates got planning permission granted for the design of a side and gable extension and dormer to the rear to one bedroom dwelling located in the Borough of Merton.
The property is split in two storeys, a very small kitchen/dinning/ living open plan at ground and family bathroom and bedroom at first floor.
XTid Associates proposal was to extend the property to the side, in keep with the character of the house, allowing a separate eat-in kitchen enlarging the living room. First floor was granted with a new bedroom. Existing and new first floor bedroom were granted with a dormer with views to the garden.
The client also trusted on XTid Associates to carry out Structural Design.
XTid Associates got planning permission granted for the design of a single storey one bedroom dwelling located in the Borough of Reigate and Banstead.
The plot is located within the small settlement area of Burgh Heath. It adjoins the Metropolitan Green Belt and (AGLV) Area of Great Landscape Value. The site amounts approximately 157 m2. The existing construction is with 3 internal partitions.
The existing construction is out of character with neighbouring properties. Unpainted concrete walls and unfinished roof.
XTid designed within the footprint of the current garage a one bedroom single storey house with a kitchen-dinning room and a shower room. An open plan kitchen-dining has been designed to the rear of the property with views to the Green Belt. There is a 4 leaf patio door allowing the connection of the dwelling with such green area. This configuration brings light and natural ventilation from East to West, from the rear façade to the main.
Erection of a two storey rear extension to a Bungalow
XTid Associates prepared planning application and technical design for the erection of a two storey rear extension of a bungalow located in the Borough of Wokingham.
The previous layout, in a very poor state, was a 3 bedroom detached property. The ground floor is a 2 bedrooms, living room, utility room, kitchen and bathroom space and the top floor complies 1 bedroom, a study and storage area under eaves.
XTid designed the double storey rear extension to get a open plan kitchen with huge sliding doors to improve the feeling of the garden melting into the house. This configuration allows light and air flow from south to north façade, from the garden to the main entrance via the central line of the house.
Following the concept of natural light and ventilation proposed for the whole project, the living room and the ground floor bedroom are gifted by two skylight which allow natural light directly from the roof.
First floor brief was in a more familiar line, but also followed the idea of providing natural light an ventilation where possible. The first floor benefits of three double bedrooms with dressing rooms, a family bathroom and shower room.
Tip of the Project: The master bedroom is facing the 700sqm plot rear garden. To improve the master bedroom environment, XTid proposed a skylight to create a balcony adding air, light and great view to the garden.
XTid Associates prepared technical design for the Loft Conversion and first floor refurbishment of a dwelling located in the Borough of Wandsworth. XTid Associates had the opportunity, as well, to held architect on site and contract administration duties for this maisonette remodel during construction.
The previous layout was a two double bedroom, one shower room and a kitchen dining. The place had lack of light and low level of thermal and sound insulation. The new layout comprises a kitchen dining, three bedrooms, one of those in en-suite, two shower rooms and a living room.
XTid designed technical specification in order to achieve an EPC rating A, introducing EPC rating A windows, sound proofing floors, thermal insulation on the perimeter walls and roof, LED lighting and lighting control with PIR in the stairs. The property also benefits of central heating and skirting radiators in the loft.
The kitchen/dining has been moved to the loft to have a brighten space. Two huge electrical skylights of 2000x1000mm provide natural light to both areas. Skylights have rain sensor that closes automatically.
Tip of the project: The spare areas left in the new section of the stairs were utilised to accommodate the services.
Conversion of an Outbuilding into a Gym in Wandsworth
XTid Associates prepared planning application under permitted development rights and technical design for the conversion of an existing outbuilding in parallel to the rear elevation of the main house into a small gym for the family for a dwelling located in the Borough of Wandsworth.
XTid Associates had the opportunity, as well, to held architect on site and contract administration duties for this development during construction.
The previous layout was a single area, in a very poor state which needed to be demolished for security reasons.
XTid designed a raft foundation and a retaining wall in order to give a robust construction to the unevenness terrain with adjacent plots.
In the interior, the place is also granted with a spacious storage room and a WC. Light Oak engineering wood was selected to enhance the gym area.
Tip of the Project: A new small timber structure will form a 1200mm deep Pergola to give access to the gym from the garden and , ideal for framing an ornament. The pergola was built against the wall to shade a future seating area.
XTid Associates was appointed to perform architectural services for a side extension and a loft conversion to a semi-detached house located in Mitcham, Merton Borough.
Planning Permission was granted for the existing garage demolition, formation of the side extension and the loft conversion.
XTid designed an specification enclosing the garage and the side extension to form an open plan kitchen dining. A porch and a bigger WC completes the ground floor remodelling.
Tip of the project: The kitchen hood raises from the worktop.
The loft conversion involves an extra bedroom with an en-suite shower room. A big area for storage under eaves was not only reserve for the family belongings but for the equipment of solar panel system.
XTId Associates has completed a loft conversion in Wandsworth with astonishing motorised skylights, which can be operated individually or at the same time depending on the requirements of the end user.
XTid Associates in collaboration with Practical AV has completed design and installation of a smart screen projector, audio system and lighting design in Canada Blanch School in Portobello.
The school brief was to make the most of the chapel to transform it into a multipurpose room. The room can accommodate 4 different scenarios depending on the requirements of the performance which is going to take place.
-Cinema: A projector has been installed with a smart screen system which drops down. When it is not in use the screen is stored as high as possible with a white cover melting with the ceiling.
-Theatre: 8 strong lights have been installed which can give the end user the opportunity to play different scenarios during a performance.
-Meeting Room: The room has been provided with 6 different types of microphones, which allow flexibility for meetings or conferences to be held for the students.
-Concerts: The sound system mixed with the lighting system gives a perfect scenario for concerts and the school choir to give performances whenever is required.
This is an example of how a room can accommodate different scenarios keeping the same shell and gives a preamble of the future dynamic architecture.
